Every time something breaks we are told the warranty is up. Plumbing is 1 year parts and 2 years workmanship. The pressure regulator valve from the street sprung a leak at the 3 year mark and we were on our own. Doors don't close tight and have to be adjusted constantly so they can be latched and closed, these are not wear and tear issues...
I bought a single family house in Sawgrass Spring Hill in April 2022. They did lots of mistakes in my house such as stair, flooring, bathroom, back door, front door etc. List is too big that I really don't understand what to include over here and what to exclude. Even after listing all problems in warranty tickets, they aren't turning out till now.

Unprepared for the expectations they are asking from sales. As for everything's included, it varies by market it seems. In my TX house it included all appliances but in AZ it's just kitchen appliances, no washer/dryer. Overall, the warranty service system was inept at best and was possibly conniving.

Constant delays of a week or more to respond to simple repair requests appear more like efforts to drag feet until the warranty expires than an effort to cure construction problems. These issues culminated in a refusal of the first Tenant to renew their lease and strained relations with the next Tenant to the point we had to release them from their contract. I am suffering significant loss due to these problems. We called in an AC company and after doing a complete check, informed us that it is not the AC unit itself but the way the ductwork was set up.

These are the most poorly built homes and they could care less. When we did our walkthrough they said put tape on any of the problems. Then we were told we had too much tape and the workers felt we were too picky. Missing a chunk of doorframe, a 6 inch section of wall not painted, cracked tiles is not being too picky. I warn anyone against purchasing a Lennar home.
Josh who handed the house to us was great as well. He patiently explained all the features of this “ smart” house, multiple times. He made sure we were comfortable and responded to our many questions afterwards as well, even after hours, over the weekend. You can tell he takes great pride in what he does. Glad we have purchased this home and looking forward to many years in this community. They're just worried about getting the houses up and don't care how sloppy the craftsmanship is.
Landscaping and exterior were so boring and underwhelming. Every other building in Country Club East builds a quality home, Lennar produces bare minimum and it clearly shows inside and outside. I did not want neighbors who saw to my yard.
